  • Artex and textured ceilings — a significant proportion of these properties have Artex ceilings applied in the 1970s or 1980s, which may contain chrysotile asbestos. We advise clients to commission a UKAS-accredited asbestos survey before any scraping or sanding. Where Artex must stay, we skim coat over it using a fine finishing plaster applied over a bonding agent — this gives a clean, modern look without disturbing the substrate.
  • Accumulated layers on woodwork — original door frames and staircase balustrades may have ten or twelve layers of gloss. We use a heat gun at low temperature (around 200°C to avoid lead volatilisation) and Peelaway 7 paste where necessary to strip back before priming.

Post-War Semi-Detached and Terraced Housing

Hayes, Northolt and Perivale have large areas of 1940s to 1960s semi-detached and terraced housing. These properties are structurally sound but often come to us with:

  • Porous cement render on bay fronts or side elevations, which has not been painted in a decade or more. We treat friable areas with Sandtex Stabilising Solution, allow 24 hours, then apply two coats of Sandtex Trade Smooth Masonry.
  • UPVC windows and fascias — many original timber windows have been replaced with UPVC. Where clients want fascias or soffits repainted (often because a builder fitted unsuitable white rather than the colour the client wanted), we clean thoroughly with Zinsser Bulls Eye 1-2-3 as a primer and top-coat with Dulux Trade Weathershield Gloss.
  • Flat-roofed single-storey extensions — rear extensions often have a rendered parapet and fascia detail that must be painted to match the main house. We ensure any cracks in the parapet coping are treated with flexible Sikaflex sealant before painting.

HMO Conversions: Tight Schedules, Compliant Finishes
