Painters & Decorators in Croydon, Purley and Coulsdon: CR Postcode Guide
Professional painting and decorating across the CR postcode — Croydon, Purley, Coulsdon, Sanderstead and Caterham. Victorian terraces, inter-war semis, large detacheds and landlord work.
Painting Across the CR Postcode District
The CR postcode covers a broad slice of South London and North Surrey — from the dense urban terraces of central Croydon through to the affluent, leafy streets of Sanderstead, Purley and Caterham. The range of property types is wider than almost any other postcode district we cover, and each sub-area has its own specific decorating demands.
We work across CR0 to CR8 and into the outlying Caterham and Warlingham zones — a full understanding of local property types, planning conditions and substrates is what separates a decorator who just turns up with a tin from one who delivers lasting results.
Victorian Terraces: Central Croydon and Thornton Heath
The Victorian terraces filling the streets of Thornton Heath, South Norwood and central Croydon share a characteristic that creates ongoing maintenance headaches: exposed stock brick or rough-cast render frontages that have typically been painted over at some point with an acrylic masonry paint. Once an acrylic film forms over a porous substrate, any moisture that gets behind it — through failed pointing, open sills or leaking gutters — has nowhere to go. The result is blistering and delamination, often within three to five years.
Our protocol on Victorian terraced fronts starts with a condition survey. Where the existing coating is still sound and not trapping moisture, we clean back, spot-prime bare areas and apply Johnstone's Stormshield or Dulux Weathershield in a matching tone. Where delamination has already begun, we strip the affected sections, allow the substrate to dry thoroughly, apply a stabilising primer, then re-coat. Where the substrate is lime render or original stock brick that's been over-painted inappropriately, we discuss the options — which may include full strip-back to bare masonry and a switch to a mineral silicate system.
Internally, these houses are well-suited to warm, ochre-adjacent tones in principal rooms: Farrow & Ball 'String', Little Greene 'Mid Azure Green', or Dulux Heritage 'Barley White' work well in living rooms with original Victorian fireplaces.
Inter-War Semis: Coulsdon, Kenley and Old Coulsdon
The inter-war semis of Coulsdon and Kenley — many built between 1925 and 1939 — typically have pebble-dash or rough-cast render rather than the smooth stucco of earlier periods. Pebble-dash is a tricky substrate: it's textured, has a high surface area, and drinks paint at a prodigious rate. Thin paint coverage looks terrible within a year.
We apply two full coats of a high-build masonry coating — Sandtex Trade High Build Smooth or Dulux Weathershield High Build Smooth — working paint well into the texture rather than bridging across it. This takes more time and more paint than a basic single coat, but the result lasts significantly longer.
Internally, inter-war semis often have original coved ceilings and picture rails in good condition. We always advise preserving these details, filling any hairline cracks and painting cornices and coves in the same ceiling white rather than the wall colour, to preserve the architectural reading.
Large Detacheds: Sanderstead and South Purley
Sanderstead and the southern end of Purley contain some of the most substantial detached houses in the CR postcode — many built in the 1920s and 1930s in a loose Arts and Crafts or neo-Georgian style, with large gardens and long driveways. These properties require a different approach: full access scaffolding for the exterior, generous prep time, and often a phased programme that keeps parts of the house habitable during works.
For large detacheds with areas of exposed brick, we typically recommend leaving brick unpainted where it's in sound condition, focusing the decorating on rendered sections, bargeboards, fascias and window frames. Exposed brick that's never been painted is best maintained with a silane-based water repellent rather than paint — Ronseal Masonry Waterproofer or Stormdry Masonry Protection Cream — which preserves the appearance while dramatically reducing water ingress.
Interior programmes on these houses often include specialist finishes: limewash in a drawing room, silk venetian plaster in a hallway, estate eggshell on panelled walls. We can deliver these finishes in-house without subcontracting.
Landlord and Rental Work Across CR
Croydon has one of the largest private rental markets in Outer London, and we handle a significant volume of landlord work across the CR district — flat repaints, HMO redecoration, void turnarounds and new-extension decoration.
Our standard landlord spec uses Dulux Trade Diamond Matt throughout, with Dulux Trade Quick-Dry Satinwood on all woodwork. We keep a standard colour range stocked that we know to perform well: Magnolia, Jasmine White and Tinted White for walls; Pure Brilliant White for ceilings and woodwork. Where a landlord wants something more current-looking for a premium rental, we suggest moving to a warm greige — Dulux Heritage 'Linen White' or Farrow & Ball 'Elephant's Breath' in a more economical equivalent.
New Extensions Across CR
New single-storey and two-storey extensions are common across the CR suburbs. Fresh plasterwork on a new extension requires careful management before painting: new plaster must be allowed to dry thoroughly (minimum four weeks, ideally longer in winter), then mist-coated with a diluted emulsion (10% water: 90% paint, or a dedicated plaster primer) before any full coats are applied. Painting over uncured plaster traps moisture and causes flaking — one of the most common avoidable failures we're called in to remedy.
We also ensure that the colour and finish of the new extension decoration is matched or complementary to the existing house, so the project feels cohesive rather than bolted on.
