The SM postcode covers south London's quieter residential belt — Sutton (SM1 and SM2), Cheam (SM3), Morden (SM4), Carshalton (SM5) and Wallington (SM6). We assess each crack individually: hairline cracks under 0.2mm can be sealed with a penetrating masonry primer before painting; cracks between 0.2mm and 1mm are filled with a flexible exterior filler (Toupret Exterior Flexible or similar) and allowed to cure before painting; cracks over 1mm in width require a render repair with matching mix before decoration.

Original timber window frames — in properties where the original casement windows have survived, we treat these carefully. Frames that are sound but peeling are stripped with a heat gun to 200°C maximum, primed with a stabilising oil primer (Bedec Stabilising Solution works well on resinous or chalky old paint), and finished with Sadolin Extra or Dulux Trade Weathershield Gloss.

Interior walls — many SM postcode inter-war homes have had polystyrene ceiling tiles applied at some point, usually in the 1970s. We remove these carefully (they are low density and unstable under heat gun treatment), inspect for adhesive residue, apply Zinsser BIN shellac to seal any adhesive bleed, and skim-plaster if the ceiling surface is not flat. Attempting to paint over polystyrene tiles achieves nothing useful.

Post-War Estates in Morden and Sutton

The post-war estates in Morden (particularly around the Northern line terminus) and in south Sutton include both former council housing now in private ownership and 1950s to 1970s private builds. These properties often feature:

  • Pebbledash — common on 1950s builds. We treat with a consolidant before painting and use a masonry paint with high elastomeric content such as Weathershield Smooth or Keim Granital to bridge minor cracking
  • Flat-roofed garage structures — we paint rendered parapet walls and fascias to match the main house, always applying a flexible top coat given the thermal movement flat roofs experience
  • Internal gyproc walls in 1970s extensions — these accept emulsion directly but often need a mist coat of diluted emulsion (20% water) before full coats to prevent suction patches

Prioritise the rooms where condition is worst, not the rooms where you intend to spend most time. A bad kitchen or bathroom finish signals neglect to visitors; a slightly marked spare bedroom does not.

Do not skip preparation to save money. A poorly prepared wall painted with premium paint looks worse, sooner, than a correctly prepared wall painted with a mid-range product.
