Large Edwardian Detached Houses in Surbiton and Kingston Hill

Surbiton's tree-lined streets — particularly around the Maple and St Andrew's conservation areas — are home to some of the finest Edwardian detached houses in south-west London. These properties, typically five to seven bedrooms with original cornices, picture rails, dado rails and panelled doors, demand a level of preparation and execution that distinguishes a skilled decorator from an adequate one.

Preparation of original plasterwork is the critical starting point. Edwardian lime plaster is flexible but fragile. We never apply modern gypsum-based products directly over original lime without a bonding coat, as differential movement causes delamination. Where ceilings show cracking, we assess whether this is superficial (in the skim coat only) or structural (in the underlying lath and plaster). Superficial cracks are filled with Toupret Fibre Finish and sanded flush before lining. Structural movement requires a specialist plasterer and we will say so — we do not patch over problems.

Woodwork in Edwardian houses — the skirting boards, architraves, panelled doors, window surrounds and staircase balusters — is often what clients focus on most. In a high-specification project we strip all woodwork back to bare timber, inspect every joint, re-fill with a two-part epoxy filler such as Ronseal High Performance Wood Filler where previous decorators have left voids, and build back up with an alkyd-based primer, undercoat and finish coat of Farrow & Ball Full Gloss or Little Greene Oil Gloss. These oil-based finishes level beautifully and, on well-prepared timber, produce a depth of finish that water-based alternatives cannot currently match.

Victorian Terraces: Common Problems, Correct Solutions

Kingston's Victorian terraces — particularly in the KT1 and KT2 areas around Cambridge Road and Canbury Gardens — are solid stock but present familiar challenges:

  • Moisture penetration in bay window cheeks and chimney flanks, often the result of failed lead or felt flashings. We insist on this being resolved before decorating begins. Any residual tide marks are sealed with Zinsser BIN before lining and finishing.
  • Hairline cracking in plasterwork near window openings, typically caused by minor movement in the timber lintels. These are filled and reinforced with a self-adhesive fibreglass scrim tape pressed into fresh Toupret filler before lining.
  • Hallway walls that have been through multiple wallpaper and paint cycles. We assess whether to strip completely (preferable), line over (acceptable with good adhesion), or skim-plaster over (sometimes the cleanest solution). We are transparent about the trade-offs of each approach.

Riverside Properties: Specific Challenges

The Thames-side properties in Kingston, Hampton Wick (KT1) and Surbiton's riverside fringe face elevated humidity and, in some cases, periodic flood risk. For these properties we make specific product choices:

  • Moisture-resistant emulsions for ground-floor walls — we use Zinsser Perma-White or Dulux Trade Mouldshield Fungicidal Matt in any room where humidity is chronically elevated
  • Flexible masonry coatings on external walls adjacent to the waterline — Keim Granital or Sandtex Extreme Protect on render where water splash is a regular occurrence
  • Anti-rust priming on all metalwork: railings, gates, balustrades and any structural ironwork exposed to the riverside environment receive a two-coat treatment of Hammerite Smooth or Zinsser Rustoleum before topcoating
