Painters and Decorators in Harrow HA: Victorian Semis, Period Renovation and Landlord Work

Painting in the HA Postcode: What Harrow's Housing Stock Demands

The Harrow postcode district stretches from the Victorian terraces of Wealdstone in the south to the leafy Edwardian and inter-war streets of Pinner, Stanmore and Northwood in the north. This is not a homogeneous area. A decorator who understands only one property type will struggle here. The Victorian workers' semis around Harrow town centre demand completely different preparation and material choices from the large inter-war detached houses of Hatch End or the Thirties mock-Tudor villas of Rayners Lane.

We work extensively across the HA1 to HA9 postcode range. Here is what that experience has taught us.

Victorian and Edwardian Semis: The Preparation Imperative

The Victorian and Edwardian terraces and semis clustered around South Harrow, Kenton and Wealdstone are typically over 100 years old. Many have had decades of overlapping decoration. Before any paint goes on, we conduct a thorough inspection for:

  • Blown plaster — common on chimney breast walls and external-facing surfaces. Hollow spots are cut back, bonded with PVA and re-plastered with a Thistle backing coat before lining paper goes on.
  • Historic lead paint — in any pre-1960s property we assume lead is present until proven otherwise. We wet-rub rather than dry-sand, use P3 masks, and dispose of waste in sealed heavy-gauge bags. Full lead paint remediation is available where stripping back to bare substrate is required.
  • Woodwork condition — original sash windows and door architraves in Victorian semis have usually been painted fifteen or twenty times. We inspect each joint for cracking filler that is trapping moisture. Where necessary, we strip back to bare timber, apply Ronseal Knotter followed by two coats of oil-based primer, and build back up correctly.

For internal walls in period semis, we favour Zinsser AllCoat or Johnstone's Trade Acrylic Undercoat over bare plaster before applying two finish coats of a quality emulsion. Farrow & Ball and Little Greene have strong trade accounts and their flat emulsions sit beautifully in Victorian rooms, but for rental properties we more often specify Dulux Trade Diamond Matt — harder-wearing and significantly cheaper per square metre.

Inter-War Detached Houses: Different Challenges

Harrow's inter-war housing — particularly the large bay-fronted detached houses of Stanmore, Edgware borders and Hatch End — brings its own set of considerations. These properties often feature:

  • Pebbledash or rough-cast render on external walls, which needs Sandtex Stabilising Solution before any masonry paint is applied if there are signs of friability. We use Sandtex Trade Smooth or Weathershield Smooth Masonry for a clean finish that lasts.
  • Original metal Crittall windows, which require thorough wire-brushing, Hammerite Smooth applied by brush into all rebates, and careful masking to prevent bleed onto adjacent brickwork.
  • Garage doors — many inter-war properties have original wooden up-and-over or side-hung garage doors that have been neglected. We strip these back, apply a flexible exterior primer and two coats of Dulux Trade Weathershield Gloss.

Interior work in these houses often involves large through-rooms created by removing chimney breasts and party walls. Plasterboard joints need taping with fibreglass scrim before skimming, and any areas where bonding coat meets original plaster must be feathered carefully to avoid a shadow line showing through emulsion.

Landlord and HMO Work in Harrow

Harrow has a very active private rental market, with a significant concentration of houses in multiple occupation (HMOs) across the HA1, HA2 and HA3 areas. Landlord and letting agent work makes up a substantial part of our HA postcode activity. When we take on a void-period paint job, we work to a tight schedule:

  • Full schedule agreed with letting agent before we start — usually a room-by-room sequence with kitchen and bathroom prioritised
  • Ceilings receive Dulux Trade Vinyl Matt White as standard unless agreed otherwise
  • Walls: two coats of Dulux Trade Diamond Eggshell in Magnolia or Timeless (most letting agents specify a light neutral)
  • All woodwork in oil-based or hybrid hard-wearing eggshell — this is non-negotiable in a rental where walls and skirting take constant knocks
  • Completion and snag check within the agreed window, with a defects report to the agent

For larger HMO conversions where bedrooms, corridors and fire doors all need repainting, we provide a full schedule-of-works quotation and can mobilise a team of three or four decorators to hit a handover deadline.

Exterior Work and Seasonal Timing

Working outdoors in Harrow follows the same rules as anywhere in Greater London: we will not apply masonry paint below 5°C, and we need at least 24 hours of dry weather forecast after the final coat. The period between April and October is our preferred exterior season. For properties with north-facing elevations that see little direct sun, we allow an extra day's drying time between coats.
