Grosvenor Estate Townhouse — Full Five-Storey Exterior Programme

A five-storey stucco townhouse on the Grosvenor Estate in Pimlico required a complete exterior redecoration from pavement level to parapet. As an Estate property, all colours and products were subject to formal Grosvenor approval, and the programme included the painted stucco facade, sash windows, entrance door and fanlight, and the cast-iron railings and area gate.

The Challenge

Grosvenor Estate management maintains tight control over the appearance of all properties on the estate, and our specifications and colour proposals had to be submitted through their formal approvals process before any work could begin. The stucco facade showed significant carbonation and several areas of blown render at high level, requiring substantial preparation before painting. Coordinating the railing and metalwork treatment with the estate's required lead-time for colour-matching also added complexity to the programme.

Our Approach

Following approval of our specification by the Grosvenor estate surveyor, we erected a full five-storey tied scaffold. All stucco was cleaned, blown areas hacked back and re-rendered in two-coat lime-based render, and the entire facade treated with a stabilising primer before two full finishing coats of Sandtex Trade Smooth Masonry in the estate-approved Portland Stone shade. Sash windows were carefully overhauled, glazing bars filled and primed, and finished in Dulux Trade Weathershield Gloss. Railings and ironwork were wire-brushed, primed with Rust-Oleum Combiprimer, and finished in satin black.

The Result

The townhouse sits perfectly within the wider Grosvenor Estate streetscape while looking comprehensively renewed. The Grosvenor estate surveyor confirmed the work as fully compliant on inspection, and the client noted that it was the first time in eleven years the property had received unreserved praise at the annual estate review.
