Edwardian Mansion Block — Multi-Leaseholder Exterior Programme

A large Edwardian mansion block of twenty-four flats in Bayswater required a full exterior redecoration, coordinated across the building's management company and multiple individual leaseholders. The eight-week programme used Keim silicate masonry paint throughout, with a full perimeter scaffold and coordinated replacement of failed masonry pointing at high level.

The Challenge

Projects of this scale demand a level of stakeholder coordination that goes well beyond a single-client commission. The management company required formal specification documents, method statements, and insurance certificates before works could commence, and individual leaseholders needed advance notice of scaffold erection, access restrictions, and window cleaning requirements. At high level, survey work revealed significant areas of failed pointing in the red brick banding, which required re-pointing before any decorative work could proceed. Keim silicate was specified for its longevity on porous masonry and its compatibility with the original Edwardian brick and render.

Our Approach

We submitted a full pre-contract package to the management company six weeks before mobilisation, including programme, method statement, COSHH assessments, and scaffold design drawings. Leaseholders received a written programme and a direct point of contact throughout. High-level brick re-pointing was completed in week one, followed by a full clean of the rendered panels. Keim Granopor was applied to all render and Keim Soldalit to the smooth banding sections. Timber windows throughout were prepared and finished in Dulux Trade Weathershield, and all metalwork gates, railings, and basement grilles were treated with Rust-Oleum Combiprimer and satin-black topcoat.

The Result

The block returned to its Edwardian grandeur over eight weeks without a single formal complaint from leaseholders — a result the management company described as the smoothest large-scale external decoration project they had overseen. The Keim finish carries a 10-year manufacturer guarantee and requires no specialist maintenance.
