Painting and Decorating in W8 Kensington

W8 is dominated by some of the grandest residential architecture in London. The stucco-fronted terraces and individual townhouses that line Kensington's principal streets -- Holland Park Avenue, Campden Hill Road, Hornton Street and the roads of the Phillimore Estate -- are substantial buildings requiring careful, methodical decorating to do them justice.

The Phillimore Estate

The Phillimore Estate covers a compact grid of streets in the heart of W8, including Stafford Terrace, Phillimore Gardens and Phillimore Walk. Many of the properties here are large, late-Victorian or Edwardian townhouses arranged over five or six floors. They are predominantly stucco-fronted at ground level, brick above, with substantial cornice details, deep reveal windows and elaborate door surrounds.

Working on these properties requires:

Scaffolding as standard. On a five-storey townhouse, ladders are insufficient for safe exterior work above second-floor level. We always use properly erected tube and fitting scaffolding for exterior projects on tall properties, with appropriate edge protection. This is a cost that some contractors overlook in quotations, so it is worth confirming it is included.

Colour consistency across the estate. Many Phillimore Estate properties are subject to leasehold obligations or estate management guidelines on external colours. Cream, white and off-white tones predominate. Before specifying any colour change, clients should check their lease and, where applicable, seek approval from the estate management company.

Long-term paint systems. On a building of this scale, exterior painting is a significant undertaking. We specify masonry paint systems designed to last eight to twelve years rather than cheaper products requiring repainting every three to four years. The additional cost of a premium product is quickly recovered in reduced repainting frequency.

Stucco-Fronted Houses: Technical Considerations

Stucco is a cement or lime-based render applied over brickwork to create a smooth, stone-like exterior. In Kensington, it was applied extensively throughout the Victorian period and gives the area its characteristic white or cream appearance. Decorating stucco well requires attention to several factors.

Surface preparation is everything. Stucco develops hairline cracks over time as the building moves seasonally. These must be raked out and filled before painting -- painting over a crack simply telegraphs the crack through the new paint within weeks. Flexible exterior fillers accommodate the ongoing movement that rigid cement fillers do not.

Alkali attack on new stucco. If stucco has been newly applied or repointed, it must be allowed to cure fully before painting. Fresh cement-based render is highly alkaline and will attack conventional alkyd primers. New stucco should cure for at least four weeks, then be treated with an alkali-resistant primer before the decorative system is applied.

Sheen level for exteriors. Exterior masonry paints for stucco are available in flat and low-sheen finishes. We typically recommend a low-sheen finish for Kensington stucco -- it is easier to clean, shows less dirt pickup and holds colour better in UV exposure than a dead-flat product.

Colour Advice for W8 Properties

The dominant colour palette in W8 is restrained. Creamy whites and stone tones prevail on exteriors, and interiors tend toward sophisticated neutrals punctuated by strong accent colours in joinery or upholstery rather than on the walls.

For exteriors, the most requested shades from our Kensington clients include:

  • Farrow and Ball Pointing -- a warm, slightly yellow white that works beautifully on stucco in the grey London light
  • Little Greene Loft White -- cooler and crisper, better suited to south-facing elevations
  • Dulux Heritage Stone White -- a cost-effective option where budget is a consideration

For interiors, the generous proportions of W8 houses allow for bolder choices. Double-height entrance halls can carry deep, saturated colours -- Farrow and Ball Hague Blue, Little Greene Dark Lead or Mylands Turners Yellow -- that would overwhelm a smaller space. Drawing rooms typically feature two or three complementary neutrals rather than a single flat colour.

Mansion Blocks in W8

Kensington has a significant stock of late-Victorian and Edwardian mansion blocks, particularly along Kensington High Street and Marloes Road. Communal decorating in these buildings is typically managed by the freeholder or a managing agent and follows a predetermined colour scheme through common parts.
