SW2 is one of those south London postcodes that rewards a closer look. Strip back the broad strokes — Brixton to the north, Streatham Hill to the south — and what you find is a run of genuinely substantial Victorian and Edwardian housing that, at its best, matches anything in neighbouring Clapham for scale and architectural quality. Large semi-detached houses, wide double-bay-fronted terraces, converted villas, and a scattering of 1930s and inter-war properties make this a diverse area to work in.

The Scale of SW2's Period Housing

One of the defining characteristics of the Edwardian semis on the roads running off Brixton Hill — Effra Road to the north, or the streets around Tulse Hill station — is scale. These are not modest terraces. Double-bay-fronted semis with four or five bedrooms, reception rooms with original dado rails and cornicing, broad hallways with tiled flooring, and staircases with decorative newel posts are common. For decorators, that scale means longer projects and more detailed preparation work.

The Victorian housing tends to sit on the slightly older roads closer to Brixton itself, where the terrace style dominates. These properties were built more densely, but many have been extended and converted, and the quality of the interiors varies considerably depending on the care taken by previous owners and landlords.

Common Decorating Issues in SW2

Paint build-up on woodwork. High ceilings and complex plasterwork. The Edwardian semis in particular often have ornate ceiling roses, deep coving, and panelled walls in the main reception rooms. This decorative plasterwork needs sympathetic treatment — good preparation, the right primer, and careful brush work rather than a roller loaded with emulsion. Done well, it's a significant asset to any property; done badly, paint in the crevices of the moulding destroys the definition.

Choosing Colours for SW2's Larger Rooms

One of the questions we're asked most often in properties of this size is how to handle the larger rooms. A wide, double-aspect reception room is a different decorating proposition to a compact city flat; the same rules don't apply.

South-facing rooms — common in the semis on the east side of Brixton Hill — can handle cooler, stronger colours. Farrow & Ball's Hague Blue, Railings, or even a deep green like Calke Green work beautifully in a room that gets afternoon sun. The light gives the darker tones depth without making the room feel oppressive.

North-facing rooms need more care. An off-white with a warm undertone — White Tie, Pointing, or Lime White from Farrow & Ball, or China Clay from Little Greene — prevents the grey, flat feeling that cooler whites create in rooms that don't catch direct sunlight.

For the wide hallways and staircases typical in these properties, we often recommend a single colour carried through from the ground floor right to the top landing. It creates a coherent sequence through the house and avoids the chopped-up feeling of different colours on each landing.

Exterior Work in SW2

The Edwardian semis of Brixton Hill often feature rendered upper floors over brick lower elevations, bay window timber frames, and decorative gable detailing. The render, if it hasn't been maintained, may have hairline cracks that need cutting out and filling with a flexible exterior filler before any paint is applied.

We specify Dulux Weathershield or Sandtex Trade Smooth Masonry for rendered elevations — both offer strong weather resistance and a good range of colours compatible with brick. For the timber elements — window frames, sash windows, fascia boards — an oil-based primer and alkyd topcoat remains the most durable choice on properties with direct exposure.

Front garden walls, where they feature original London stock brick or period engineering brick detailing, are generally best left unpainted. Where they've already been painted, we can repaint in a masonry colour that complements the house without overpowering the period character.
