SW London: period housing, riverside new-builds and a dense landlord market

South-west London between the commons — Clapham, Balham, Tooting, Streatham, Wandsworth — is one of the busiest markets in London for professional decorating. The housing mix is varied: late-Victorian and Edwardian terraces dominate SW12 and SW16, while Wandsworth town centre and Nine Elms have seen significant new-build development over the past decade. The landlord sector is strong throughout, with a high proportion of houses in multiple occupation and conversion flats.

Period housing in Balham and Streatham

Balham and Streatham are dominated by substantial Edwardian and inter-war housing — three and four-bedroom terraces with wide bay windows, often with original cornicing and picture rails intact. These properties demand careful preparation:

Interior preparation on period plaster. Original hard-wall plaster in good condition should not be hacked off. Stabilise any friable areas with a diluted PVA or Zinsser Gardz before applying a mist coat of watered-down emulsion. Follow with two full coats of your chosen finish. Dulux Trade Vinyl Matt remains the industry standard for walls where cost is a factor; Dulux Trade Diamond Matt is worth the premium in high-traffic areas.

Cornicing and ceiling roses. Original plaster cornicing should be painted with a brush, not a roller. A small cutting-in brush (25mm) gives you the control to keep the profile crisp. Pure Brilliant White in a flat finish reads better on decorative plasterwork than a silk or satin.

Woodwork. Many Edwardian properties in Balham and Streatham have had their original joinery painted in gloss ten or fifteen times over the decades. By this point the paint is so thick that window sashes bind and door architraves have lost their sharpness. A proper job means stripping back to bare wood with a heat gun, re-profiling any blown paint edges, priming with Zinsser BIN or an oil-based primer, and finishing with two coats of Dulux Trade Satinwood or a comparable alkyd-water hybrid.

Wandsworth: large new-builds and high-spec renovation

Wandsworth town centre and the riverside stretches of SW18 have seen extensive new-build development — both large BTR (build-to-rent) blocks and individual high-spec refurbishments of older commercial buildings. New-build interior decorating has its own requirements:

  • New plasterboard. Skim-coated plasterboard needs a mist coat before any emulsion is applied. Applying neat emulsion to fresh plaster draws moisture unevenly and leaves patchy results.
  • High-specification finishes. Many Wandsworth new-builds attract tenants and buyers expecting hotel-grade finishes. This typically means spray application for large flat areas (ceilings, feature walls), micro-cement or specialist plaster finishes in bathrooms and utility rooms, and lacquered rather than painted kitchen joinery.

Tooting: Victorian terraces, HMOs and the rental market

  • Doors: two coats of satinwood, both sides. Managing agents inspect door finishes during check-out; a single brushed coat on one side will be noted.

Streatham: larger semis, conservation considerations and exterior work

Streatham has a significant stock of larger inter-war and Edwardian semis — some detached — which present more substantial exterior decorating projects. Key considerations:

  • Pebble-dash and roughcast. A proportion of inter-war properties in Streatham have pebbledash or roughcast render. Do not apply masonry paint over failing pebbledash — it bridges the voids in the aggregate and traps moisture. Repair loose sections with a matching coarse render mix, allow to cure for at least four weeks, then apply a stabilising primer (Sandtex Stabilising Solution or Dulux Weathershield Stabiliser) before the top coat.
  • Garage doors. Many Streatham semis have integral or detached garages. Original metal up-and-over doors should be prepared with Vactan or a phosphoric acid wash, primed with Zinsser Bulls Eye 1-2-3 or a direct-to-metal primer, and finished with a gloss or satin alkyd.

Landlord and void programmes across SW London
