Painting and Decorating in SE6: Catford and Bellingham
SE6 is south-east London at its most characteristically suburban. Catford and Bellingham were developed in overlapping waves from the late Victorian period through to the 1930s, and the result is a dense, well-built residential district where the dominant housing types are the inter-war semi, the Victorian terrace, and the LCC cottage estate. It is not a glamorous area in the estate-agent sense, but it contains a substantial stock of well-built houses that repay careful decoration.
The Inter-War Semi in SE6
The inter-war semi-detached house is the signature building of the Catford and Bellingham streetscape. Built in the 1920s and 1930s for the expanding clerical and working-class population following the development of the local rail network, these houses are typically two storeys, pebble-dashed or rendered above a brick ground floor, with casement windows, bay fronts and small front gardens.
From a decorator's perspective, the inter-war semi in SE6 presents the following regular challenges:
Render and pebbledash. Original lime-sand renders in SE6 semis are often in surprisingly good condition after 90 years, but they have frequently been overcoated with cement-based repairs or sealed with the wrong type of masonry paint. Where cement has been used to patch a lime render, the junction between the two materials will crack as they move at different rates. These cracks need to be carefully raked out, filled with a flexible masonry filler, and primed before any topcoat is applied.
Painted timber. Casement windows and timber fascias on inter-war houses in SE6 are typically in one of two conditions: either maintained regularly and in reasonable order, or deferred for years and now showing rot, failed paint and poor adhesion. We carry out a proper timber condition check before quoting, using a probe to test for softness at the frame joints and bottom rails, and we specify any timber repairs required as a separate line in our quotation.
Bay window cheeks. The angled or curved returns of bay windows are a perennial problem area on SE6 semis. They are exposed on three sides, collect rainwater at the window sill junction, and are often painted with a different brush on a different day from the main facade, resulting in colour variation and adhesion failures at the seam. We treat the whole bay as a single surface, priming and painting in sequence.
Bellingham Estate and LCC Properties
The Bellingham Estate, developed by the London County Council in the early 1920s, is one of the largest cottage estates in south-east London. The properties here are brick-built with more consistent and better-specified construction than the speculative semis, and many retain their original windows and doors.
Painting on LCC estate properties requires a light touch. The brick is typically well-preserved and should not be painted. The render panels, where present, can be treated with a breathable silicone masonry paint. Timber windows and doors are often original and deserve proper preparation rather than a quick brush-over.
