SE25 is one of south London's more underrated postcodes for period housing. The streets around South Norwood town centre and across into Woodside contain long runs of late Victorian terraces in good structural condition, many retaining original bay windows, decorative brickwork bands, and tiled front paths. The postcode sits between the better-known Crystal Palace and Croydon, which historically meant lower property prices and therefore less investment in maintenance -- but that is changing. Victorian Terraces: What the Paintwork Requires

The Victorian stock in SE25 presents standard but important challenges. External joinery -- front doors, window frames, barge boards -- has typically been repainted many times. Each layer that was applied without adequate preparation adds to a build-up that eventually cracks, traps moisture, and causes timber rot underneath.

Our approach to external joinery is to remove loose paint mechanically or with hot-air tools, fill any rot or voids with a two-part epoxy wood filler, apply a suitable primer, and then finish with a quality exterior gloss or satin. We use Dulux Trade Weathershield gloss, Johnstone's Exterior gloss, and Farrow and Ball Exterior Eggshell for clients who want a specific sheen and colour range. This process is slower than simply sanding lightly and recoating, but the results last significantly longer.

Rendered Elevations and Masonry

A portion of SE25 housing has painted render on bay window cheeks or full-front render, particularly on mid-terrace houses built from the 1890s onwards. Render that is sounding hollow when tapped, showing map cracking, or carrying blown areas needs to be cut out before repainting. We assess render condition honestly and will advise against painting over defects that will simply reappear within a season.

Where render is sound, we prepare the surface by pressure washing, stabilising any powdery areas with a diluted stabilising solution, and applying two coats of a breathable masonry paint. Smooth-finish renders take Sandtex Fine Textured Masonry well. Rougher or sand-faced renders suit a thicker coating such as Sandtex Textured Masonry or Johnstone's Smooth Masonry.

Interior Work in SE25 Properties

Inside SE25 homes, the character varies considerably between a lightly modernised terrace and one that has been substantially updated. In unrenovated properties, period detailing -- cornicing, dado rails, deep skirtings, panel doors -- is often present and worth retaining. We treat these features carefully and use appropriate finishes: eggshell or satinwood for woodwork, a quality flat emulsion on walls and ceilings.

For kitchens and bathrooms, we use moisture-resistant formulations and always ensure adequate ventilation before applying gloss or satin finishes to areas that will see steam. Poorly ventilated rooms in Victorian terraces are a common cause of peeling paint within a year of decoration; addressing ventilation at the outset prevents this.
