SE1: One of London's Most Varied Painting Environments

SE1 is a postcode of contrasts. Walk ten minutes from Borough Market and you pass Georgian townhouses, Victorian riverside warehouses converted into loft apartments, 1960s council blocks, contemporary glass towers and everything in between. For a professional decorator, that variety demands broad technical competence and the ability to read each building on its own terms.

We work across SE1 regularly — Bermondsey Street, Shad Thames, Bankside, Waterloo, the streets behind Borough Market and the quieter residential roads of Newington and Elephant. Here is what we encounter and how we approach it.

Victorian Warehouse Conversions

Bermondsey's leather and food-storage warehouses have given the area some of London's most interesting residential interiors. Exposed brick, steel I-beams, concrete floors and double-height ceilings define these spaces. Residents typically want to preserve the industrial character while making the space liveable.

That means careful decisions about what to paint and what to leave. Brick walls are usually best sealed rather than painted — a coat of Ronseal Masonry Stabilising Solution followed by a breathable mineral finish, or simply left as is. Where walls are plastered or dry-lined, a flat or very low-sheen emulsion keeps the industrial feel. Zinsser AllCoat can deal with inconsistent substrates. Steel columns, if painted, usually suit a satin or semi-gloss finish in a dark neutral — Railings by Farrow & Ball, Graphite by Little Greene or Purbeck Stone are popular choices.

Ceilings in these conversions are often raw concrete. Painting them is possible but requires a specific approach: a specialist concrete primer such as Dulux Trade Concrete Sealer, followed by a flexible emulsion. Some clients prefer to leave concrete unpainted and focus colour elsewhere.

Georgian Terraces Near Borough Market

The streets immediately south and east of Borough Market — Redcross Way, Great Guildford Street, parts of Union Street — contain some genuinely early Georgian housing stock. These buildings are often Grade II listed and may fall within the Bankside and Borough Conservation Area.

Working on listed buildings in SE1 requires the same care as anywhere in inner London. Lead paint is commonly present in properties built before the 1970s. We carry out lead screening before sanding and use appropriate containment procedures in line with HSE MDHS101 guidance. Traditional oil-based undercoats and topcoats — Johnstone's Trade Eggshell or Mylands Hardwood & Metal — perform better on timber of this age than water-based alternatives, which can raise the grain and require more coats.

External colour choices on listed properties should be discussed with Southwark Council's conservation officer before work starts, even for like-for-like repaints.

Riverside and Contemporary Apartments

The towers and new-build blocks along the South Bank — from Waterloo to London Bridge — contain apartments that are typically handed over with developer-grade finishes: low-cost emulsion, poor cutting-in and minimal preparation. Residents who buy or rent these properties often ask us to bring them up to a proper standard.

That usually means skimming any hollow or uneven walls, priming with a PVA-diluted mist coat before finishing coats, and replacing the standard brilliant white with a more considered palette. Dulux Trade Diamond Matt holds up well in rental properties subjected to heavy use. For owner-occupied apartments, Crown Period & Heritage or Zoffany emulsions offer a depth of colour that developer white simply cannot achieve.

Communal Areas and Managing Agents

SE1 has a large stock of mansion blocks and purpose-built flat conversions managed by companies such as Savills, Knight Frank and numerous smaller agents. Communal corridors, stairwells and entrance lobbies need repainting on a rolling cycle — typically every five to seven years in a well-maintained block.

For these projects we work directly with managing agents and RTM companies. We provide condition surveys, specification recommendations and phased schedules that minimise disruption to residents. The right product for a communal stairwell is a scrubbable, washable emulsion with good coverage — Dulux Trade Vinyl Matt 5L covers around 70m² per coat and takes a scrubbing brush without burnishing.

Landlord and Void Painting

SE1 has a substantial private rental sector, particularly around Bermondsey and Elephant & Castle. Landlords and letting agents regularly ask us to turn around void properties between tenancies. We work efficiently to tight schedules: wall prep, filling, priming where needed, two finish coats and woodwork in an eggshell or satinwood.
