Painting and Decorating in NW3 Hampstead

Hampstead is unlike almost anywhere else in London. The combination of Georgian and Victorian housing stock, the proximity of the Heath, and the strict conservation area designations that cover most of the village create a set of decorating requirements that are genuinely specialist in nature.

The Character of Hampstead's Housing Stock

The oldest properties in Hampstead date from the early eighteenth century. Many of the houses on Flask Walk, Well Walk and Heath Street are Georgian originals, built with lime mortar and lime render. Later Victorian development pushed into South Hampstead and Belsize Park, producing the familiar semi-detached and terraced houses with ornate brick detailing.

The critical feature of all these buildings is their use of lime rather than cement. Older properties breathe -- they absorb and release moisture through their walls. Applying modern impermeable coatings to a lime-built structure traps that moisture, leading to damp, spalling and rapid paint failure. This is the single most common mistake made by decorators without experience in period buildings.

Lime Render and Breathable Coatings

Where a Hampstead property has original lime render or lime-based stucco, the correct approach to exterior decoration requires breathable materials throughout. This means:

Breathable masonry paint. Keim Granital and Keim Soldalit are silicate-based mineral paints that bond chemically with lime render and allow vapour to pass freely. They do not film over the surface the way acrylic masonry paints do. The finish is slightly more textured and the range of colours is different from standard masonry ranges, but the performance over a lime substrate is vastly superior.

Lime-based fillers and patching mortars. Where cracks or missing sections of render need to be made good before painting, the patch must be compatible with the host material. Packing a lime render with a cement-based filler creates a hard spot that will crack again within one to two years as the two materials move at different rates. We use hydraulic lime mortars matched to the existing render profile.

No sealers or primers with high vapour resistance. Products marketed as damp sealers or stain blockers often have very low vapour permeability. Applied to a breathable wall, they cause rapid interstitial condensation and delamination of the subsequent paint system.

Conservation Area Considerations in NW3

The Hampstead Conservation Area covers a large proportion of NW3 and is one of the most rigorously managed in London. The London Borough of Camden takes a particularly active approach to enforcement. Key points for homeowners:

External colour changes may require approval. Even a change of masonry paint colour on a house within the conservation area can, in some circumstances, require prior approval. The council's conservation officers can advise, and it is always worth checking before committing to a colour.

Windows and doors. Replacing timber windows with uPVC is not permitted in the conservation area. Where existing timber windows need painting, we take care to use appropriate exterior woodstains or oil-based paints that preserve the grain and profile of the original joinery.

Satellite dishes and external fixings. This is not directly a painting matter, but clients planning external works should be aware that fixings visible from the street are often subject to restriction.

Interior Work in Hampstead Period Properties

Inside, Hampstead houses tend toward deep, warm colours and traditional finishes. The relative darkness of many rooms -- caused by neighbouring trees and the close proximity of other houses -- encourages clients toward richer tones that a brighter, more open house might not need.
