NW10: Kensal Rise, Willesden and the Victorian Terrace Belt

NW10 covers a broad swathe of north-west London that includes the increasingly fashionable Kensal Rise — with its cafes, independent shops and substantial Victorian houses — alongside the more workaday streets of Willesden Green and Harlesden. Housing stock ranges from large double-fronted Edwardian villas to modest end-of-terrace two-bedroom houses, with a significant amount of conversion flats throughout.

Kensal Rise: Victorian Terraces and Conversion Flats

The terraces around Chamberlayne Road and the streets running south towards the canal are predominantly late Victorian — three-storey bay-fronted houses of yellow London stock brick with painted window dressings, fascias and doors. Many have been converted into two or three flats; a smaller number remain as single-family houses.

For the painted elements of these exteriors — bays, soffits, doors, window frames and sills — the priority is thorough preparation. Failed putty on sash windows must be raked out and replaced with a linseed oil putty (Bedec Linseed Putty or a traditional equivalent), allowed to skin for two weeks, then primed and painted. Attempting to paint over crumbling putty produces a finish that fails within a year.

Farrow & Ball is widely specified in this area: Hague Blue, Railings and Pitch Black are the most common front door colours in Kensal Rise. For clients on a tighter budget, Dulux Trade Weathershield in a custom mixed colour achieves a comparable result at lower cost.

Willesden and Harlesden: Landlord and HMO Work

Moving north and west from Kensal Rise, the rental sector intensifies. Willesden Green and Harlesden have a substantial HMO (houses in multiple occupation) stock. Landlords in this market need a reliable decorator who understands the practical demands of high-occupancy properties: scuff-resistant paints, quick turnarounds and no-nonsense communication.

For HMO communal areas we specify Dulux Trade Diamond Eggshell on walls — it resists finger marks and can be wiped clean without burnishing — and Johnstone's Aqua Eggshell on woodwork. Both dry overnight and can be recoated within four hours in warm conditions, which matters when minimising disruption to occupants.

Void periods in this rental market are typically short — landlords and letting agents expect a one- or two-bedroom flat to be ready within three working days. We have a standard void package covering walls, ceilings and woodwork that we price on inspection.

Edwardian Semis: Interior Refurbishment

The Edwardian semi-detached houses of Willesden Green — typically found on the streets north of Walm Lane and around Neasden — are larger than they appear from the street: four or five bedrooms, original fireplaces, picture rails, deep cornices and decent ceiling heights. When families buy these and undertake refurbishment, the interior decorating is a major project.

These buildings often carry multiple layers of paint on their woodwork — in some cases, ten or more coats built up over a century. When this paint is in good condition, rubbing down and overcoating is acceptable. When it is crazed, flaking or so thick that panel mouldings have lost their definition, it is worth stripping. We use a combination of Peelaway 1 (for alkaline stripping of old oil paint on detailed mouldings) and heat gun for flat sections. Stripped joinery should be knotted with Zinsser Bulls Eye Shellac, primed with Dulux Trade Wood Primer, and finished with two coats of Mylands or Johnstone's eggshell.

New-Build and Conversion Developments

NW10 has seen significant development activity — the Kensal Green area in particular has several large residential schemes under construction or recently completed. New-build apartments require a specific approach: plasterboard walls and ceilings with taped and jointed seams need a mist coat of diluted emulsion before full finish coats. Skimmed plaster areas must be dry (typically a minimum of four to six weeks) before painting.

Developer specifications are often minimal. For owner-occupiers taking on a new-build flat, we frequently strip back to the mist coat stage and repaint properly — addressing any seam visibility, ensuring full coverage and applying colours that actually reflect the space.
