For properties where colour accuracy matters — particularly those matching adjacent listed buildings or estate guidelines — Keim Granital or Keim Mineral are the correct choice. These silicate-based paints bond chemically with the substrate and will outlast any organic masonry paint.
Interior Work: Cornices, Dado Rails and Joinery
Victorian villas in N5 typically retain substantial original features: deep plaster cornices, picture rails, dado rails, original panel doors, timber sash windows with deep reveals and decorative overmantels. Painting these properly is time-consuming but the results are transformative.
Cornices need cleaning before painting — a stiff brush removes dust, and any loose sections are secured with plaster bonding before redecoration. For cutting in at a cornice with no clean shadow gap, we use a 1½-inch Purdy Clearcut brush and a steady hand; masking tape rarely follows the profile cleanly enough.
Panel doors: the correct sequence is panels first, then muntins, rails, stiles, architrave. Sand between coats with 240-grit, damp-wipe, allow to dry fully. We use Mylands Hardwood & Metal Eggshell for joinery — it levels beautifully and resists yellowing better than traditional oil-based eggshell.
Stucco Terraces in Canonbury
Parts of Canonbury — particularly around Canonbury Square and the adjacent streets — include fully stuccoed early Victorian terraces that share the character of Islington's Georgian stock, even if built a decade or two later. These properties are almost always within Canonbury Conservation Area, which restricts external colour changes.
The Islington Council Conservation Team maintains guidance on acceptable external colours. In practice, most stucco in this area is painted in off-whites and warm stone tones — Farrow & Ball Pointing, Old White, Clunch, or the broadly equivalent Dulux Heritage tones DH Chalk White or DH Willow White. We always recommend confirming the proposed colour with the council before ordering paint for an external repaint.
Basement and Garden-Level Conversions
N5 has many converted basement flats, often carved from the lower ground floors of large villas. These spaces frequently struggle with natural light and can feel damp despite adequate damp-proofing. The right paint strategy makes a significant difference.
For walls, a warm off-white — Farrow & Ball String, Little Greene Aged Oak or Dulux Heritage DH Soft Brass — reflects more light than pure white without making the space feel dark. For ceilings, pure white or near-white is almost always the right call. Avoid flat emulsions in basement rooms with any moisture history; Zinsser Perma-White or a quality bathroom emulsion provides resistance without the clinical look of a bathroom product.
