N20 sits at the premium end of North London's residential market. Whetstone and Totteridge together cover some of the most valuable residential land in the capital — large detached houses set on generous plots, many of them behind gates, fronted by mature gardens and approached by private driveways. Decorating here is serious work, and it demands the same level of care and professionalism that the properties themselves deserve.

Totteridge Village: Conservation Area Specifics

Totteridge Village is a designated conservation area within Barnet, and it has an unusually rural character for somewhere within the M25. The village street, the common land, the ancient church, and the mix of Georgian, Victorian, and inter-war houses create a setting that Barnet Council takes seriously when it comes to external alterations.

For homeowners within the conservation area, the practical implication is that any work affecting the external character of your property may need to be checked against conservation area guidance before proceeding. Repainting an already-painted surface is generally straightforward, but painting previously unpainted brick or stone, altering colour in a way that significantly changes the appearance of a listed building, or modifying any architectural element may require prior approval. Utility rooms and boot rooms are often painted in a more practical specification — a robust eggshell or satinwood that wipes down easily — but the standard of finish should still be high. A scruffy utility room lets down the rest of a beautifully decorated house.

Exterior Painting in N20

The exteriors of N20's larger houses vary considerably in their construction. Some are red or yellow brick with minimal painting required; others have rendered or stucco elevations that need periodic recoating. Many have substantial amounts of external painted timber — sash windows, casements, fascias, garaging, and sometimes feature details like decorative bargeboards or entrance porches.

Metalwork that is rusting or has flaking paint needs to be treated properly — rust treatment, zinc-rich primer where appropriate, followed by a durable topcoat in the specified colour. Metal that is simply recoated without addressing corrosion will fail quickly.
