N20: Large Properties, Complex Exteriors

Barnet and Whetstone sit at the outer edge of the Northern line's reach, and the housing stock reflects both the ambition of the inter-war developers who built here and the tastes of a prosperous outer-London suburb. N20 contains some of the largest inter-war detached houses in North London: double-fronted properties with tiled or rendered gables, generous front gardens, garages in the same materials as the house, and interiors with generous ceiling heights and substantial plaster cornicing.

The practical consequence for decorating work is that these are large-scale projects. Underquoting and under-specifying these projects is common; the results are predictable.

Exterior Masonry: Products for Large Substrates

The render on N20's detached houses varies from smooth tyrolean finish — applied by a gun-operated machine — to hand-applied roughcast and pebbledash. Smooth tyrolean is particularly common on the grander properties and presents a specific challenge: it has deep surface relief, holds water in the texture, and frequently has a history of inappropriate paint applications that have begun to peel.

Where tyrolean or roughcast render is sound, Keim Granital (a silicate mineral paint) is the most durable and breathable option. It bonds chemically with siliceous substrates, does not form a surface film, and typically lasts fifteen to twenty years without significant deterioration. It is, however, a specialist product that requires correct application: the substrate must be neutralised with Keim Fixative before painting, and lap marks will show if the painter is not experienced with the product.

For properties where budget does not extend to silicate paint, Dulwich Trade Weathershield Smooth or Sandtex Trade Smooth Masonry over a Weathershield Stabilising Primer represents a practical and durable alternative. Sandtex Textured Masonry is appropriate where the texture of the render needs to be partially built up or unified.

Scaffolding and Access Planning

A proper exterior repaint of a large detached N20 house typically requires full scaffolding on at least two and often three elevations. Tube-and-fitting scaffold is usually specified for these properties rather than system scaffold, as it can be configured around bay projections, conservatory roofs, and mature gardens without the limitations of standard bay widths.

The scaffold specification should include boarding to each lift on working elevations, toe boards throughout, and tie-in to the structure at intervals that comply with current Working at Height Regulations. Inter-War Detached Houses: Interior Scale and Specification

The interiors of N20's larger detached houses present their own requirements. Reception rooms in houses of this type typically run to four or five metres in width and have ceiling heights of 2.7 to 3 metres, with plaster cornicing and ceiling roses that require careful cutting-in and sometimes significant repair. The scale of these rooms means that colour choices that work in a smaller property can be oppressive when applied to a large wall area.

Mid-toned walls in these rooms — Farrow & Ball's Purbeck Stone, Dead Salmon, or Mizzle; Little Greene's Mid Lead or Chalkhill Blue — tend to read more naturally at this scale than either pure white or very dark accent colours. The white palette works better in the hallways and on the substantial timber staircases that are a feature of this housing type: Farrow & Ball's Wimborne White, Little Greene's Gauze Light, or Dulwich Trade Heritage's White Jasmine suit the generous proportions without competing with the architectural detail.

Edwardian Semis on the Eastern Fringe of N20

The eastern section of N20 around New Barnet and the boundary with N11 includes Edwardian terraces and semis that predate the main inter-war expansion. These have the characteristic features of the type — sash windows, painted render window surrounds, deeper plan than inter-war equivalents, sometimes with tiled front path and original garden walls still in place.

For exteriors on these properties, the key preparation step on Edwardian brickwork is repointing wherever mortar is loose or deficient before any painting of adjacent render details. Using a hard cement mortar in repointing historic soft brick is a common mistake that accelerates brick spalling: the correct specification is NHL 2 or NHL 3.5 hydraulic lime mortar, matched to the original joint profile.
