Painting Edwardian Terraces in Fulham: A Guide for SW6 Property Owners

Expert advice on painting and decorating Edwardian terraces in Fulham's SW6 conservation areas — exterior render, sash windows, period colour choices, and landlord work.

Fulham's Edwardian Terraces: What Makes Them Different

The streets running off the Fulham Road, New King's Road, and down towards Sands End contain some of London's most intact Edwardian terrace stock. Built between roughly 1900 and 1914, these properties have a distinct character: wider frontages than their Victorian predecessors, red or yellow brick with rendered bay windows, substantial sash windows, and elaborate timber detailing to porches and eaves. They are also, to varying degrees, subject to the constraints of Fulham's conservation areas.

SW6 has several designated conservation areas covering Eel Brook Common, Hurlingham, Peterborough Estate, and parts of the Fulham Palace Road corridor. Within these areas, the choice of external finish and colour is not entirely free. Properties on joined terraces are expected to maintain visual consistency — work with neighbours, not against them.

Exterior Render and Brick: The Right Approach

Most Edwardian terraces in Fulham have a mixed exterior: London stock brick to the main body, smooth sand-and-cement render or pebbledash to the bay fronts and upper returns. These two substrates behave very differently and should not be treated as one job.

For the rendered sections, preparation is everything. Hairline cracks should be opened out, primed with a stabilising solution such as Zinsser Bulls Eye 1-2-3, and filled with a flexible exterior filler before painting. Any render that sounds hollow when tapped needs to be hacked back and re-applied — painting over delaminating render is money wasted.

For masonry paint on rendered sections, Dulux Trade Weathershield Smooth or Sandtex Trade Fine Textured both perform well in the London climate. If the render has a slightly rough texture, Sandtex Trade Flexible Smooth Masonry is more forgiving and bridges small surface imperfections. Expect to apply two full coats with a 12mm pile roller for proper coverage.

Brick sections are generally better left unpainted. If brick has been previously painted — common on older Fulham properties that went through 1970s and 1980s makeovers — stripping is rarely practical. In those cases, a breathable silicate masonry paint such as Keim Granital is the best choice: it allows moisture to move through the wall without the paint film trapping damp behind it.

Sash Windows: The Most Critical Element

Edwardian sash windows in Fulham are frequently in poor condition. Paint build-up from decades of decoration, combined with timber decay at the base rails and sill junctions, means the window is often the element that most needs attention.

The correct process: strip back to bare timber wherever paint is lifting or flaking, treat any soft spots with a two-part epoxy consolidant (Ronseal High Performance Wood Filler works well, as does Toupret Fibre). Prime bare wood with an oil-based primer — Zinsser Cover Stain or Dulux Trade Quick Dry Wood Primer — and finish with two coats of a good exterior eggshell. We typically specify Farrow & Ball Exterior Eggshell, Little Greene Intelligent Exterior Eggshell, or Dulux Trade Weathershield Quick Dry Satin for longevity.

Never use standard interior eggshell on exterior woodwork, regardless of how convenient it might seem for colour-matching purposes.

Colour Choices for SW6 Conservation Areas

Within designated conservation areas, there is no statutory requirement to use a specific colour palette, but planning officers and conservation officers will object to anything that appears discordant with the terrace's character. Bright whites are generally acceptable; stark grey or navy at odds with neighbouring properties can attract informal objections.

In practice, Fulham Edwardian terraces suit warm off-whites and creams for render: Farrow & Ball's All White, Pointing, and White Tie are popular and widely used on the street. Dulux Heritage Barley White and Little Greene Slaked Lime are good alternatives at a lower price point.

For sash window frames and external woodwork, a stronger contrast is traditional — historically these were painted in lead white, which reads as a warmer, slightly creamier tone than modern brilliant white. Farrow & Ball's Wimborne White or Cornforth White sits in that register and works well against brick or cream render.

Front doors on Edwardian Fulham properties reward bold colour: deep navy, bottle green, and burgundy all have historical precedent. Farrow & Ball Hague Blue, Inchyra Blue, and Eating Room Red are frequently specified.

Landlord and Owner-Occupier Work in SW6

Fulham is heavily rented. Large numbers of SW6 terraces have been converted into flats, and the landlord market shapes much of the decorating work in the area. Void-period redecorations, end-of-tenancy work, and communal hallway maintenance are recurring jobs for both private landlords and managing agents.

For landlord interiors, durability and cleanability matter more than aesthetics. Dulux Trade Diamond Matt is the workhorse product — scrubbable, tough, and available in any colour. For woodwork in rental properties, a water-based eggshell such as Dulux Trade Aquatech Eggshell gives a harder film than oil-based alternatives and dries quickly enough to turn a two-bed flat around in two days.

Owner-occupiers undertaking full renovations generally have more scope for considered colour and higher-specification products.
