End-of-Tenancy and Void Painting in London: What Landlords Need to Know

Practical guidance for London landlords on end-of-tenancy and void period painting: typical specifications, neutral colour choices, durable finishes, and managing the speed-versus-quality trade-off.

End-of-tenancy painting: the landlord's brief

The void period between tenancies is when London landlords face a reliable choice: how much do you spend on redecoration, and what do you specify? Get this right and the property lets faster, photographs better and sustains less wear across the next tenancy. Get it wrong and you either over-invest in finishes a tenant will mark within a month, or under-invest in preparation and find yourself redecorating again in eighteen months.

What a typical landlord brief looks like

Most landlords want broadly the same thing: a clean, fresh, neutral presentation that photographs well, appeals to the widest pool of applicants, and holds up to normal tenant wear. This translates into a fairly consistent specification:

  • Walls in a mid-sheen or washable emulsion in a neutral tone — typically a warm white or light greige
  • Ceilings in a flat brilliant white emulsion
  • Woodwork (skirting boards, door architraves, window boards, doors) in a durable eggshell or satinwood
  • Front door in a smart, appropriate colour

The key decision at specification stage is the durability of the wall finish. A dead-flat estate emulsion in Farrow & Ball is beautiful but marks very easily and is difficult to clean spot marks from without visible patching. For rental properties, a washable emulsion — Dulux Diamond, Little Greene Intelligent Washable, or Farrow & Ball's Modern Emulsion — is a better long-term choice even if the finish is marginally less luxurious. Landlords who specify easy-clean finishes spend less on minor touch-ups between tenancies.

The neutral specification

For neutral wall colours, our most consistently used choices for London rental properties are:

  • Dulux Timeless or Dulux Magnolia — workmanlike but effective for budget redecorations
  • Little Greene Linen Wash or Portland Stone — warmer and more characterful than standard magnolia without alienating tenants
  • Farrow & Ball Cornforth White, Elephant's Breath or Skimming Stone — appropriate for higher-value rentals where presentation matters
  • Crown Period Colours Antique White — a good mid-market option

For woodwork, a pure brilliant white eggshell is the standard across all price points. We recommend water-based eggshell over oil-based in rental properties: faster drying (which matters in a void period), no yellowing, and the same or better durability in a well-made product.

Speed versus quality: being honest about the trade-off

Void periods cost money. Every day the property is empty is a day of lost rent, and landlords understandably want redecoration completed quickly. But there is a genuine trade-off between speed and quality, and it is worth being honest about where that line falls.

Things that cannot be rushed without cost to quality:

  • Plaster drying time. If there is any patch repair plaster, it needs adequate drying time before painting or the finish will not adhere properly.
  • Undercoat on woodwork. Skipping an undercoat and applying one topcoat of eggshell on bare or stained timber will result in poor coverage and early wear. Two coats over a proper preparation is the minimum.
  • Drying time between coats. Rolling a second coat over a first coat that is not fully dry produces a blotchy, uneven result.

Things that can be accelerated without significant quality loss:

  • Programme planning. A well-organised decorator can overlap trades — ceilings drying in room A while walls are being cut in room B — and get through a standard flat in two or three days without compromising quality.
  • Product choice. Some premium paints dry faster than others. Little Greene and Mylands water-based ranges have good drying characteristics. Dulux Diamond has a very fast recoat time. These can meaningfully reduce programme duration.

Our general rule: a full redecoration of a one-bedroom flat in acceptable existing condition takes two to three working days done properly. A two-bedroom flat is three to four days. A three-bedroom house is five to seven days. Quotes that promise significantly faster than this are cutting somewhere.

What to expect in terms of preparation

The level of preparation required in a void period decoration varies enormously depending on the condition left by the outgoing tenant. We always assess the property before quoting rather than issuing a price per room without inspection.

Common issues in tenanted properties:

  • Scrape and fill on walls. Picture hooks, screw holes, minor impact marks and the occasional more significant damage all require filling before repainting. We include a standard allowance for this in every void quote; serious damage is quoted as a separate item.
  • Staining through walls. Nicotine, water marks, mould shadows and crayon need to be sealed with a stain-block primer (Zinsser BIN or Bulls Eye 1-2-3) before overpainting. Painting over these with emulsion alone will result in bleed-through.
  • Woodwork condition. Heavily worn door frames and skirting boards may need stripping back to bare timber, priming and two full topcoats. Lightly worn surfaces can usually be abraded and overcoated.
