E3: Where East London's History Meets Its Future

Bow and Mile End sit at an interesting crossroads in London's story. The area has a deep working-class heritage — the match girls' strike, the Bow Bells, the People's Palace — and it retains a strong sense of local identity even as gentrification reshapes its housing stock and its high street. For decorators, E3 offers an unusually wide range of property types within a compact area, and each type has its own characteristics and requirements.

Victorian Terraces: The Backbone of E3

The majority of E3's residential streets are lined with late-Victorian terraces, most of them built between the 1880s and 1910 to house the families of factory and dock workers. These are typically modest in scale compared to the stucco-fronted terraces of west London — two or three storeys, stock brick or painted brick, sash windows, a small garden front and rear.

Despite their age, many of these houses are in reasonable structural condition, largely because they were solidly built and have been maintained over the generations. But they accumulate layers — layers of wallpaper, layers of paint, layers of bodged repairs — and a thorough preparation job is essential before any decent finish can be achieved.

On sash windows, we regularly encounter three or four coats of gloss paint from previous decades, which has built up to the point where the sashes barely move. Strip-back and proper preparation is almost always more effective than painting over existing build-up, even if it adds to the day count. Done once, done properly.

Externally, the stock brick on E3 terraces is best left exposed where possible. If it's been painted over the years, we assess whether full paint removal is feasible — often it isn't without causing damage — and instead specify a breathable masonry paint that allows the walls to manage moisture without trapping it. Sandtex Matt or similar breathable systems are appropriate here.

Inter-War LCC Housing: Solid but Distinctive

E3 contains a significant amount of inter-war housing built by the London County Council (LCC), particularly around the Bow area. These blocks and estates — typically red brick, with large windows and shared stairwells — were built to a higher standard than many assumed at the time, and many are in excellent structural condition.

Decorating LCC-era properties requires awareness of the lead paint issue. Properties built before 1970 may have multiple coats of lead-based paint on woodwork, windows, and metal fixtures. We always recommend a lead paint test before any significant stripping or sanding — particularly in properties with young children. Where lead is present, we follow safe working practices: wet sanding, appropriate PPE, and correct waste disposal.

The communal areas in LCC blocks are also worth mentioning. Managing agents are often looking for hard-wearing finishes that minimise maintenance intervals. We advise on appropriate product specifications for high-traffic communal spaces and can work with residents' associations or block managers to provide competitive quotes.

Period Conversion Flats: The E3 Gentrification Story

Perhaps the most visible change in E3 over the past decade has been the conversion of larger Victorian and Edwardian properties — and some inter-war buildings — into flats. What was once a family home is now three or four separate units, each with its own character but sharing some of the complications that come with conversion: lower ceilings than you might expect, awkward room shapes, thin partition walls, and sometimes patchy plasterwork where walls have been moved.

Newly converted flats often come with developer finishes that are functional but generic. Many buyers and renters in E3's increasingly design-conscious market want something with more personality. We work with clients to develop colour schemes that suit the proportions and light conditions of their specific flat — taking into account how much south-facing light they get, whether the ceilings are high or low, and what the original features (cornices, picture rails, fireplaces) contribute to the room's character.

For conversion flats that retain original features, we'd typically recommend carrying them in a shade that distinguishes them from the wall — a tone or two lighter or darker — rather than painting everything in one flat colour. It makes the room feel more considered and draws the eye to what the original builders intended to be decorative.

Colour Choices for E3 Homes

The E3 palette has shifted considerably over the past few years. The ubiquitous grey that dominated rental properties for a decade is fading, replaced by a more varied approach: warm whites and off-whites for smaller flats, with bolder colour in alcoves and joinery. Ochres, terracottas, and dusky pinks work well in Victorian rooms, picking up on the warm tones of the period brickwork visible from the windows.

For north-facing rooms — common in the back additions of E3 terraces — we'd steer away from cold whites and towards creamy or slightly warmer tones. Farrow & Ball's Joa's White, Little Greene's Stock, or Dulux's Almond White all perform well in lower-light situations without feeling oppressive.
