E2 Bethnal Green: Three Centuries of Building in One Postcode

Bethnal Green is architecturally layered in a way that few London postcodes match. Georgian and Victorian Terraces

Lime mortar pointing. Georgian brickwork was built with soft lime mortar. Where it has been repointed with hard cement at any point in its history, the next repoint must address this — cement mortar against Georgian brick causes spalling as thermal movement concentrates at the brick face rather than the joint. Any exterior painting programme should include a masonry survey.

Original sashes. Georgian sashes in E2 are six-over-six or four-over-four in most cases, with very thin glazing bars. These cannot be prepared and painted the same way as Victorian single-bar sashes — the glazing bars are too fine to strip with heat, and any build-up of paint over multiple cycles obscures the original profile. The correct approach is to carefully remove old paint mechanically or with a chemical stripper such as Peel Away 1, reprime with an oil-based primer, and apply thin topcoats.

We never use standard emulsion directly on exposed brick — it peels within months.

Steel RSJs and columns. Clean back to bright metal with an angle grinder where rust is present. Apply Hammerite Kurust or Jenolite rust converter to any remaining rust. Prime with Zinsser Bulls Eye 1-2-3 or a two-pack epoxy primer, then finish in a colour-matched alkyd or two-pack enamel. Blackfriar's B.B.S. Concrete. Raw concrete walls and ceilings need consolidating before painting. Use a penetrating sealer such as Thompsons Water Seal or Permaseal before any decorative coat. Matt-finish mineral paints or Edward Bulmer Natural Paint work beautifully on concrete, giving a flat, breathable surface that complements exposed brick and steel.

New-Build Blocks in E2

The new-build residential towers and blocks that have risen across Bethnal Green and along Hackney Road since the mid-2010s represent a straightforward but volume-intensive type of decorating work. Developers and managing agents need:
