Painting and Decorating in E15: Stratford and West Ham

E15 has undergone more physical change in the past fifteen years than almost any other postcode in London. The 2012 Olympic legacy transformed Stratford from a neglected industrial edge into one of east London's main residential growth zones, with Westfield, East Village, and a succession of high-rise apartment schemes changing the skyline permanently. Meanwhile, the streets of West Ham to the south remain largely as they were built in the late Victorian and Edwardian periods -- two-storey terraces on quiet residential streets, largely owner-occupied, and increasingly sought after.

For painting and decorating contractors, E15 means navigating two distinct types of property in close proximity.

New Build and Post-Olympic Apartments in Stratford

The East Village -- formerly the athletes' village -- is a dense, well-managed residential neighbourhood with a mix of tenure types. Stratford's wider regeneration zone includes dozens of private-sale and private-rental apartment towers developed since 2012. These properties share certain characteristics: dry-lined plasterboard walls, engineered timber flooring, relatively modest room sizes, and a high proportion of open-plan layouts.

Painting new build apartments in Stratford requires attention to the mist coat stage. Plasterboard must be sealed with a diluted initial coat before full-strength topcoats are applied. Skipping this produces patchy results -- the board absorbs the emulsion unevenly, leaving dull and shiny patches that catch the light. We allow the mist coat to dry fully, usually 24 hours, before applying two topcoats of the chosen colour.

In open-plan living spaces, colour choice needs to work across cooking, dining, and relaxing areas without a visual break. Mid-toned neutrals -- Farrow and Ball's Elephant's Breath, Little Greene's French Grey Light, or Dulux's Warm Pewter -- do this effectively. They read as contemporary without being clinical, and they work with the east-facing morning light that many Stratford apartments receive given their orientation toward the park.

Victorian and Edwardian Terraces in West Ham

The streets between Green Street and Romford Road in West Ham form one of east London's most intact Victorian residential areas. The housing is largely two- and three-bedroom terrace, built in the 1880s to 1910s for working-class families and now a mix of long-term owner-occupied homes and landlord-managed rentals. These properties have original lime plaster walls, solid timber doors and skirtings, and in many cases decorative cornicing in the reception rooms.

The primary challenge on Victorian plaster is assessing how many previous coats are sitting on top of the original surface. On a wall that has been painted every five years for 130 years, you may be working with 25 or more layers of various products. This creates a build-up that can cause adhesion failures when water-based topcoats are applied directly. We sand back areas that show signs of lifting, and apply a stabilising primer before topcoating.

Original woodwork in West Ham terraces is often 4-panel softwood, painted in oil-based gloss through most of the 20th century and then stripped and recoated with water-based products at some point in the 1990s or 2000s. The transition between product types can cause compatibility issues. We assess each surface individually, carrying out a small solvent test if we are unsure of the existing product type, and choose our primer accordingly.

Colour choices on Victorian terraces in E15 tend toward the warm and traditional. Farrow and Ball's Cornforth White is consistently popular for hallways and reception rooms, where it reads warmer than a stark white but remains light-reflective. Deep greens and navies are increasingly popular for woodwork, especially on front doors and in dining rooms, where a more dramatic palette suits the scale of the rooms.

Landlord Properties and HMOs in E15

E15 has a high concentration of houses in multiple occupation, particularly on the larger terraces near West Ham station and on the streets south of the Romford Road. These properties require durable specification products that can withstand heavy use from multiple occupants.

For common areas in HMOs -- hallways, staircases, and landings -- we specify Dulux Trade Diamond Matt, which has genuine scrubbability and holds its colour well. Ceilings throughout in brilliant white. Woodwork in a tough water-based eggshell -- Zinsser BullsEye 1-2-3 as a primer where previous adhesion has been poor, followed by Dulux Trade Satinwood. This specification has proven reliable across dozens of E15 HMO redecorations.
