Thomas Cubitt's original vision — a unified, cream-painted classical facade repeated across Eaton Square, Chester Square, and the surrounding streets — created an architectural coherence that remains intact nearly two centuries later. Maintaining that coherence is not merely aesthetic preference; it is a legal and contractual obligation for most Belgravia leaseholders.

Exterior stucco painting in this neighbourhood requires a clear understanding of who controls what, which products are permissible, and what approvals must be obtained before a brush touches the facade.

Grosvenor Estate Approval Requirements

The Grosvenor Estate owns the freehold of the majority of residential and commercial properties across core Belgravia. Leaseholders must obtain written consent before undertaking any exterior decorative works, and the Estate's estate management team will specify both the colour and, increasingly, the paint system.

In practice, this means you will be directed towards the approved cream palette — typically a warm off-white consistent with the estate's historic tone. Individual expression through exterior colour is not permitted. The approval process involves submitting a decoration specification that includes the primer system, the finish coat product, and often the name of the contractor. An unrecognised contractor with no track record in the conservation sector can cause delays or outright refusal.

Before any scaffolding goes up, ensure you have written approval in hand. The Grosvenor Estate's managing agents respond to formal written requests; a phone call is not sufficient.

Keim Mineral Paints: The Standard for Stucco Longevity

Silicate mineral paints — Keim being the most established brand in the UK market — have become the product of choice for Belgravia stucco, and increasingly the specified requirement. The chemistry is distinct from conventional acrylic masonry paints. Keim Granital and Keim Concretal bond to the substrate through a silicification process: the liquid potassium silicate reacts with the silicates in the render to form a permanent mineral bond rather than a surface film.

The practical consequences are significant. Keim does not peel, blister, or trap moisture. On historic stucco — which must breathe — this is critical. Conventional acrylic paints seal the surface and can cause the stucco beneath to delaminate as moisture migrates through from inside the building. A stucco facade painted repeatedly with film-forming products will eventually fail, with cracks and hollow patches developing behind the paint layer.

Keim Granital is appropriate for sound, flat stucco. Where surfaces are more textured or there is minor cracking, Keim Royalan (a silicone silicate hybrid) offers slightly greater flexibility while retaining the breathability advantage. Neither product is cheap, and neither should be applied by a decorator unfamiliar with the specific preparation and priming requirements.

Priming. Keim systems require their own primer products. For Granital, Keim Ätzfixativ is used as a consolidating primer on absorbent or friable surfaces. Skipping the primer to save cost is a false economy; adhesion failures within 12 months are the predictable result.

The Belgravia Cream Palette

The main facade is typically a warm cream — close to Farrow and Ball's String or Dead Salmon in tone, though the Estate specifies in RAL or Keim reference numbers rather than by decorator brand name. Window surrounds, cornice details, and pilasters are often slightly lighter or slightly darker to provide articulation without breaking the street uniformity.

Ironwork — basement railings, balcony balustrades, entrance gates — is almost universally painted black. A conventional alkyd gloss has been the traditional choice, but a two-pack epoxy primer followed by a polyurethane topcoat offers substantially superior durability in London's polluted air, particularly at pavement level where salt and abrasion accelerate deterioration.

Working Around Residents and Westminster Council

Scaffolding on Belgravia's narrow streets requires a scaffolding licence from Westminster City Council. The licensing process takes time — allow a minimum of three weeks, and longer for complex facades requiring enclosure rather than open scaffold.
