Decorating Frognal Lane

Frognal Lane is a winding lane descending the western slopes of Hampstead Hill from the edge of Frognal toward Finchley Road, characterised by an exceptionally varied mix of architecture ranging from seventeenth-century cottage remnants and Georgian villas to significant early twentieth-century Modernist houses that have made the lane famous among architectural historians. The steep topography and mature tree canopy give the lane a strongly rural character despite its position within inner north London, and several of the properties here are listed at Grade I and Grade II* for their outstanding architectural or historic interest. The entire lane falls within the Hampstead Conservation Area.

Frognal Lane's exceptional diversity of building materials — from traditional London stock brick and lime render to concrete, tile-hung elevations, and specialist industrial finishes on the Modernist properties — requires decorators to demonstrate a high degree of material literacy and versatility. Camden's conservation officers apply rigorous scrutiny to all external alterations, and paint specifications for listed buildings must be agreed in advance with the planning authority.
